My client is a nationally recognized design/build firm specializing in industrial ground-up construction, with a strong reputation for Cold Storage, Food & Beverage, Life Sciences, Light Manufacturing, Self-Storage, and Warehouse Distribution projects up to $50M. Their Maryland office, established in 2014, has grown to ~65 employees and delivers ~$30M in annual revenue as part of a 600-person organization. Job Description

You will fully manage one project at a time from preconstruction through closeout, partnering closely with in-house architecture and senior leadership. Responsibilities:

• Lead design/build project delivery from start to finish
• Participate in preconstruction, estimating, and early project planning
• Collaborate with internal architectural team during design phase
• Manage subcontractors, schedules, budgets, and RFI/submittal flow
• Maintain strong on-site presence 1-2 days/week
• Drive project profitability and client satisfaction
• Ensure seamless documentation through Procore and MS Project

The Successful Applicant

A motivated APM or early-career PM with an engineering background who wants to grow quickly into full PM responsibility while owning industrial ground-up projects start to finish. You bring:

• 2-4 years as a PE/APM; PM experience a plus
• Strong commercial ground-up or large renovation background (industrial preferred)
• Engineering degree required (Civil, Structural, Mechanical, Electrical, etc.)
• Proficiency in Procore, Excel, and MS Project
• Ability to hit the ground running and operate with minimal hand-holding
• Driven, growth-oriented, and excited to advance into a PM role
• Local experience in MD/Baltimore market

• Base Salary: $85,000-$100,000+ (flexible for the right candidate)
• Bonus: % of project profit - can reach up to 50% of salary
• Guaranteed Minimum Bonus: ~ $15,000 annually for first 2 years
