Job Summary:
The Director of Marketing reports to the VP of Sales and Marketing, leading all divisional marketing strategy and execution, overseeing comprehensive cross-channel initiatives that support community launches, sales objectives, and overall brand impact. This role manages the full marketing function—including supervising and developing a Marketing Administrator, Coordinator and/or Digital Contents Administrator—while partnering closely with Corporate Marketing, Sales Leadership, PR teams, and key vendors to strategize, create and execute high-quality campaigns, events, signage programs, and digital content. The Director also creates & oversees budget management, competitive and market analysis, and product positioning, ensuring consistent brand standards, efficient project execution, and effective visibility for all communities.
Duties and Responsibilities:
- Build effective partnerships with all departments, Corporate Marketing & partners to determine specific product positioning, pricing matrix and promotional strategies.
- Supervise and develop Marketing Administrator, Coordinator and/or Digital Contents Administrator.
- Strategize, plan, coordinate and execute Drip Campaigns leading up to new community openings, coordinating with Corporate Marketing, Internet Sales Manager, and V.P. of Sales and Marketing.
- Strategize, Plan, Coordinate and Execute to ensure milestones, including but not limited to land closings, groundbreakings, community openings, first sales, first closings, new employees, promotions, etc. are posted across Social Media channels, organic and paid.
- Strategize, Plan, Coordinate and Execute with PR Team to ensure milestones, including but not limited to land closings, groundbreakings, community openings, first sales, first closings, new employees, promotions, etc. are being picked up and announced across all media outlets.
- Strategize, Plan, Coordinate and Execute with Corporate Marketing on all Marketing tasks, tickets & projects via HIVE (Project Management Tool)
- Strategize, Plan, Coordinate and Execute with Vendors/Partners on updates/uploads of Floor Plans & Renderings via Media Labs & Converge, and/or other platforms.
- Strategize, plan, coordinate and execute all Sales Center openings, including working with V.P. of Sales & Marketing on Sales Center Designs & marketing Displays and Model Home Designs.
- Strategize, plan, coordinate and execute all community signage, on site and work with local authorities and landowners to strategize, plan, coordinate and execute additional signage opportunities off site.
- Strategize, Plan, Coordinate and Execute all Community Events including but not limited to Grand Openings, Amenity Openings, Special Events, Agent Events, etc.
- Strategize, Plan, Coordinate and Manage Marketing Budget including researching different vendors' cost and scope to ensure the Division maintains budget. Manage, code and coordinate invoices with Division's accounting team to ensure all invoices are paid on time.
- Assist with special projects as requested and perform additional duties as required.
- Recommend marketing strategies for communities to include community and sales presentations, model homes and amenity features.
- Research, analyze, and monitor financial, technological, and demographic factors to capitalize on market opportunities and minimize effects of competitive activity.
- Partner with Corporate Marketing Department to formulate advertisement and promotional activities including signage, print, online, electronic media, and direct mail with appropriate distribution channels.
- Review and suggest product positioning, packaging, and pricing strategy to produce the highest possible long-term market share.
- Partner with VP, Sales & Marketing to monitor competitive products and marketing activities.
- Establish and maintain relationships with industry influencers and key strategic partners.
- Conduct marketing surveys on current and new product concepts and provide feedback for future product development.
- Guide preparation of marketing activity reports and presents to executive management.
- Establish and maintain a consistent corporate image and brand throughout all product lines, promotional materials, and events.
